Everything must be ready. Make any honey do list repairs you can. Have carpets cleaned and curtains dry cleaned. Reduce the clutter and remove any nick nacks, family photo's, excessive furniture. Keep house neat and tidy during the sale process. Maybe adding a few new accents to the home. A fresh coat of paint a must. Put some new flowers in the front yard area and trim bushes and mow grass.
Know for the most important part price the home correctly. Putting the price to high you will sit on your home 6 months to a year. Pricing it slightly below market value will create interest and probably get you more than you wanted. Even if it's not more than you wanted you will more than make up the difference when you buy your new home.
Finaly don't rule out that first offer it may be the only and the best you'll get.
